Yes you will most likely need searches when purchasing commercial property. Even when leasing commercial property, depending on the rent and term of lease, you may decide to carry out Searches.

If you are obtaining a mortgage, most banks will require at a minimum, a Local Authority Search, a Drainage and Water Search and also an Environmental Search.
